Are all the strategies fool proof and risk free?

No.  There is no investment strategy without risk.

Property Pay Day presents its clients with graduated strategies starting with low and moderate risk strategies and moving to higher risk strategies that can produce higher returns.  At all times we endeavor to fully explain the risks involved in the strategies to assist you in managing them.  In the end, the decision as to what level of risk you are comfortable with is your decision.  This decision can be made with or without the assistance of professional advisers.

The significant risks in property investing are:

Market risk – that the market itself will stop growing, fall, or produce a less than acceptable yield.  Diversification into other markets (such as shares) will help mitigate this risk, as will high quality research before buying as pockets in the market are affected different – some areas of property keep growing even when the broader market falls and some fall less than others and / or recover quicker.

Liquidity risk – is an important risk in real estate.   Most property takes between 4 and 8 weeks to sell. During down turns this can escalate to many more weeks, even months.  Investing in land locked capital city markets with limited supply and high demand can help mitigate that risk.

Specific risk – this is the risk of buying the wrong property for the market and then getting sub-optimal returns or even losses.  Careful, detailed due diligence and research of any property purchase also tends to reduce (if not eliminate) specific risk.

Interest Rate Risk – the cost of borrowing to buy property can rise dramatically if interest rates rise, lowering or eliminating return.  Use of long-term fixed rates can help mitigate this risk.

Over Capitalisation – the Property Pay Day strategies generally involve value adding through renovation.  Careful use of resources, tight budgeting and management fo expenses will help mitigate this risk.

Legislative Risk – the Government can randomly and significantly change the laws associated with investing in residential property.  The most likely target for this is negative gearing – allowing tax deductions against losses from interest and other expenses in owning the property.

What failures, if any, have you had?

Failures using our property strategies are extremely rare and in our experience lack of research or over gearing are the two greatest risks associated with our strategies.

Unless a significant mistake has been made by the investor time generally solves most problems in residential property and we have found that clients are willing to hold their properties until the rising market or rising yields resolve the issue.

At one time our principals were property developers and Real Estate agents and we sold that property to our clients, however this has not occurred in over a decade as we decided that there were too many conflicts of interest.

We sold approximately 370 properties, many of which were our own developments.

We are aware of around twelve of those properties, two apartment blocks of six, that failed to achieve the valuations expected, where the client would have suffered a loss if they had sold at that time.

At no time did our company ever sell property as a club, or where we offered a “one stop shop” where we arranged valuations, finance, and the property itself.

Will I lose control of my investments if I enrol in Property Pay Day?

Physical Goods

After ordering online, you will receive an email confirmation from eWAY containing your order details (if you have provided your email address).
